When Is a Deal NOT a Deal??




Have questions regarding condo financing?  Contact Gene Mundt, Mortgage Lender     Relax!  This is NOT a trick question!  The answer to this question?  It's actually pretty  simple to figure out.

   A Deal is NOT a Deal when you will come to regret having made the purchase in the first place, at some later date.

    What brought this topic to mind was a  thoughtful, well-written blog post  by real estate agent and ActiveRain member, Barb Van Stensel.  In her post, Barb talks about the realities of viewing, obtaining, then successfully transacting, a condominium property.  

     Barb Van Stensel is absolutely 100% correct with her summation of condominium purchases too.  Buyers should ask questions, demand thorough inspections of the property itself, the property management company involved, AND the condominium association  under whose direction the property finds itself, all PRIOR to signing a contract for purchase and seeking financing.
 

   I cannot stress the following advice strongly enough...

     When considering the purchase of a condominium property, it absolutely vital that you do your homework regarding the professionals you seek and then work with during your purchase and mortgage financing. 

Choose an experienced mortgage professional.  Contact Gene Mundt, Mortgage Lender     Choose a real estate professional and mortgage lender  that meets and surpasses specific criteria. 

     And what should that criteria be?  Choose only real estate and mortgage professionals that are educated and experienced regarding condominium transactions and have successfully completed and closed them RECENTLY.   And I repeat ... RECENTLY!

     The condominium market is a quickly-changing housing market.  The need for current experience and thorough knowledge and understanding of these transactions ... and their regulations ... cannot be overstated.  Simply said ... it is NOT the time to work with a rookie or someone that typically does not work within this specialized market. 

     The Chicago and Chicagoland area in which Barb Van Stensel and I live, provides a perfect example of the urgent need for meeting the criteria I outline above.  Chicago and Chicagoland currently has a large array/choice of condominium properties from which to choose during your condo property search. Choose unwisely regarding your selection of real estate and mortgage professional ... and you run the real risk of personally finding out just when a Deal Is NOT a Deal.  Most likely, you'll be living proof of it.

     The condominium transaction is where I believe my 20+ years of education and experience within the appraising field  pays-off the most for my mortgage clients ... and my referral partners too. 

     I have a complete and thorough education and understanding of just what constitutes a "condominium" VS a "townhome".   I also understand the workings of condominium associations and management companies because I dealt with so many of them while appraising ... and  mortgage lending.

    I know who to approach and what to ask them ... and just why.  What legal paperwork will be demanded.  What lending underwriters will seek from seller, management, associations, buyers, etc.  I know what information is absolutely mandatory to my transaction ... and how to interpret that information.  My clients and referral partners have come to know this regarding my services and depend on the benefits and protections that knowledge and experience affords them.  

    When is a Deal NOT a Deal??  That's simple, especially when speaking of condominium transactions. 
 
 
    A Deal is NOT a Deal when ... you come to wish you'd never seen or bought your condominium in the first place ... or you wish you had chosen another professional to work with during your purchase or mortgage transaction.
 

    Don't let that be you!  Protect yourself when buying a condominium by seeking-out and then working with an experienced, knowledgeable, successful real estate agent and mortgage lending professional.   You'll be glad you did ...

41st Christmas Crossroad Craft Show to be held November 19th and 20th, 2011 in Lockport IL

 
   Christmas Crossroads Craft Show has been an anticipated event for Lockport, IL, and many Chicagoland-area holiday shoppers, for over 4 decades.  This year's hosting by the Lockport Woman's Club  will mark the 41st year of this superb holiday show.
     Over 180 talented crafters will be displaying their homemade crafts and talents during the dates of November 19th and November 20th  at the Lockport East High School, located at 1333 E. 7th Street in Lockport, IL.
    Hours for the show are:
Saturday, November 19th  -  8:30 am to 5:00 pm
Sunday, November 20th  -  9:30 am to 3:30 pm
     Some of the crafts to be displayed and sold during the 41st Christmas Crossroads Craft Show will be:

    Parking is FREE for Christmas Crossroads Craft Showand there is a shuttle bus service available for visitors.  Especially helpful in colder or inclement weather. 
 
    Admission is charged to attend this craft show.  Admission is as follows:
 Adults:    $3.00
  Sr. Citizens:   $2.00  
Students:    $1.00
Children 5 and Under:    FREE
     All proceeds earned by the Lockport Woman's Club go to benefit local area causes and charities.  Some of those helped in the past include local food pantries, medical/counseling programs and events, scholarships, support for community events, and more.

The "Giving Garden" Program. How to Donate or Participate in Kane, DuPage, McHenry, Cook, and Lake Counties, in Illinois

 
     
    While reading the online Daily Herald today, I ran across information on the "Giving Garden" effort sponsored by the paper.  Given I had just posted an article regarding Chicagoland Farmer's/French Markets  recently on my own blog site, the colorful ad and article really caught my eye.
    
     Every summer, the Daily Herald newspaper sponsors what they call the "Giving Garden" program.  For those gardeners with green thumbs (and producing extra fruits and vegetables) in the Chicagoland counties of Kane, DuPage, Cook, McHenry, and Lake counties, in IL ... this program offers an opportunity to help their fellow residents suffering from the present economic downturn.  For families having a hard time putting food on their table, this is a godsend program.
    
     Many community organizations also take part in this annual sponsored program.  Cub Scout Pack 1047 of Gilberts, IL has planted a "Giving Garden" again this year that will benefit this charitable annual summer effort.  Through their efforts, the members of Cub Scout Park 1047 will grow, tend, and harvest well over 1000 vegetables for contribution.  In past years, this Pack has donated all of their crops to the FISH food pantry in Carpentersville.  Their efforts helped feed the 400+ families that turn to that organization for assistance.
    
     This is definitely a "win-win" effort for all that take part.  There is the obvious win for those receiving these healthy foods for their families.  But it is a huge win for the contributors too.  They know that the extra foods they produce will not go to waste and will find their way to good use.

Chicagoland Area Farmers & French Markets - 2011

 
 
 
    After serving home buyers and home owners in the Chicagoland area for almost 35 years, I can say I've been in almost every community or neighborhood in the area.  It's one of the reasons I like putting together blogs on the local area best.  They help my clients, their families and friends, but also reach my potential clients of the future.  I also get to renew what I remember of all the neighborhood activities and services too.  A win-win for all.

The farmer's market will feature fresh-from-the-farm items. From 10-11 a.m. each Thursday, the district will offer "Fresh from the Farm," a program designed for children and families. Each week, a different fruit or vegetable will be featured and explored--and eaten! Also, every third Thursday of the month will feature special additions, including Naper Settlement performing historical demonstrations.
