Information Available at the Tips of Your Fingers. Tapping Information Available Through Chicagoland County Websites
Why and How It's Important ...
I've written more than a few times, that I have a background of over 20+ years as a licensed IL Real Estate Appraiser. Back when I started in the mortgage business, it wasn't uncommon for mortgage lenders to have dual responsibilities within their companies like this.
And of all the additional things I've studied, learned, and tackled within the framework of my years of mortgage services, I've found that my appraising education and experience has proven the most beneficial to me in conducting my services ... and my clients. It's just been immeasurable.
To say that "things have changed" somewhat over the years is an understatement. The amount of information now available to a professional Appraiser is almost mind-boggling.
One of the greatest advantages for Appraisers performing appraisals in Will County, IL can now be found through the County's Supervisor of Assessments' website. The Plats of Subdivision for the entire County of Will ... Township by Township ... Section by Section ... Acre by Acre ... Lot by Lot ... and Parcel by Parcel ... is now available just by "clicking" on the Supervisor of Assessments' site.
As a former Appraiser that had to lug and then search through huge mountainous books of information years ago, that fact alone is amazing to me. Those cumbersome books were unbelievably costly to possess too, I may add. Now? Click, click, click ... and that information is yours ... FREE. And whether a professional or a member of the general public. Rather impressive, I'd say.
The information contained within the Will County Supervisor of Assessments' website is accessed easily. The whole website is very "user-friendly". But the same can be said for the other County Departments regarding taxes, recordings, and more. I think Will County has done an exceptionally good job at making this information easily attainable for all that visit their sites. Much the same can be said for other Counties in the Chicagoland area.
Now, you must by this time be asking, "Why should I care about all of this"?
As a Realtor/Broker ... This valuable County information is available to you easily, as well. Research and verifications of tax bills, tax amounts, Assessor's records of recently transacted sales, Recorder's filings for deeds, mortgages, mortgage releases, and more ... are easily found, verified, and then utilized within your transactions. Click ... done! No more chasing down the info like in the past.
Mortgage Lenders ... must access and utilize the same information. Having it as accessible as it is now is fantastic. And that great benefit trickles down to home buying transactions too.
Within my own Mortgage Lending services, it's proven to be immensely beneficial when questions or issues regarding a potential purchased property itself has been raised ... even prior to actual mortgage application. Having the deep well of information
contained within these websites has been an unbelievably wonderful asset and
pool of information for me. It's assisted me in servicing my clients and referral partners' mortgage lending needs more quickly and thoroughly. It's saved my clients and referral partners time, money, AND frustration.
As a Resident or member of the Public ... the addition of this multitude of information to these Will County websites must not be overlooked. YOU now have simple and easy access to information that was once much harder for you to obtain. That YOUR County of Will (and others) has undertaken the task of making this information available to you, shows great commitment on their part. The task must have been staggering both in the amount of data to be entered and the time it took to complete it.
I've provided a listing below, of a few of the Illinois Counties within the Chicagoland area that are providing a wealth of real estate-related information within their County websites. Bookmark or save this blog. The information contained below is very useful and may benefit you immensely at some point in the future, whether for personal or business purposes.
As always, should you have any questions regarding the information you seek, please feel free to contact me. I'll provide whatever information or assistance that I can to help serve your needs.

Local,
State, and U.S. members of Congress announced Wednesday, August 24th,
that an agreement regarding the conversion of the Silver Cross Hospital
in Joliet into a veterans' medical facility had been secured.
This
new agreement means that the present Emergency Room at Silver Cross
Hospital's Joliet Campus, located at 1200 Maple Road in Joliet, will
become a 60,000 square-foot Outpatient Clinic for local American
veterans in the not-too-distant future.
Although not a full-service VA hospital, the new Outpatient Clinic will
offer expanded medical services to area veterans, plus save them the
time and inconvenience of driving to a clinic much further away.
Negotiations
for this new veterans' Outpatient Clinic have been in the works since
2008 when Will County and Joliet area veterans' and community groups
approached U.S. Rep. Judy Biggert with the suggestion to consider the
soon-to-be-vacated hospital for veterans' purposes. The
newly-arrived-at agreement is actually between Silver Cross Hospital
itself and the Veterans Administration.
The Veterans Administration will start construction on the
newly-announced Outpatient Clinic soon after that vacancy date. Some of
the expanded medical services slated to be offered in the new veterans'
Outpatient Clinic will include:
- Physical Therapy
- Rehabilitation
- Retinal Imaging
- Women's Health
- Geriatrics
- Home-Based Primary Care
- Lab
- Mental Health/Social Work
- Nutrition
- More
The entire population of the surrounding area will be greatly
served by the addition of both the new Silver Cross facility and campus
in New Lenox ... and the expanded medical services becoming available to
our American veterans at the new Outpatient Clinic located in Joliet.

The importance of having hospital and healthcare services within a community cannot be overstated. Whether it's providing 24-hour emergency medical services, sources for community health education, immunizations, physicals, exercise and fitness opportunities, rehabilitation opportunities, counseling, or other services ... hospitals and medical healthcare servicers enhance the safety and quality of life of all those living and visiting the region. Edward Ambulance Service will begin operations on September 1st of this year. Officials from this new venture promise that all non-911 requests will be handled within 30 minutes or less of receiving contact. Area rehabilitation centers, skilled nursing facilities, assisted living centers, and hospice care providers will all be locations to which patients can arrange to be transported. Transfers from Edward Hospital's Plainfield, IL located ER to the main facility at Edward Hospital in Naperville, plus other area hospitals, can also be arranged through the new service beginning September 1st. Transportation will also be available to the Edward Hospital helipad for those needing to be air-lifted/transported. Approximately 30 new emergency medical personnel (trained by Edward Hospital) will be hired. 4 new fully-equipped ambulances will provide for patients' safe journey. The newly-announced venture between Edward Hospital and Community Emergency Medical Service, Inc. is the first of its' kind for the Chicagoland area. This new service will definitely enhance the quality of life and medical service opportunities in the western suburbs. For more information on Edward Hospital, and its many medical and community services, please go to: http://www.edward.org.

In Part 1 of this post, I laid-out many of the distinct advantages Will County (located in northern Illinois) had from a business perspective. In this Part 2, I want to focus on some of the services and features that exist within Will County that help enhance a resident's personal life, residence, and lifestyle. It will back-up the information supplied via my earlier post and in the recent Chicago Tribune article report that "Will County's home prices are staying positive" ... and my opinion that the County offers much to the prospective home buyer. Nothing typically speaks more loudly to potential residents than that of accessibility to employment and work centers. The questions, "Can I find work close by? How easy will it be to get to my job? How do I accomplish getting to my work? Car? Commuting?" ... quickly come to mind. The information offered in Part 1 of this post can be very helpful when determining each of these. Consider this ... major highways (Rt. 30, Rt. 45, I-55, I-355, I-80, Rt. 59, I-57) exist within the boundaries of Will, with the new I-355 extension tying-in access to many of them and the tollways. I can't understate how beneficial this I-355 extension is to those commuting within the County ... and to locations outside of Will as well. Proximity to 2 major airports is greatly benefited by this extension and the many major highways found within its midst. Both O'Hare and Midway airports are within an easy drive, no matter your location within the County. The Amtrak station located in Joliet, also brings destination travel by train to area residents. Four Metra commuter rail lines serve County of Will residents and businesses. All help to move jobs closer for residents and businesses. It greatly broadens the choices of housing and lifestyles available too. The commuter trains are: - Metra Electric Main Line
- Rock Island District
- Heritage Corridor
- Southwest Service
Opportunities for learning and expanding education exist year-round for students of every age in Will County, whether it be pre-school level, elementary, middle, or high school. The quality of schools directly reflects on residents, whether they have school-age children or not, so is very important. Many of the school systemsfound within Will County are exemplary and have won national recognition, both scholastically and for outside activities, such as music and sports. There are opportunities to attend universities and colleges, both 2 and 4-year, within the County borders too. A definite plus for those hoping to gain their education or re-train to focus on a new career. They are: (click on each for info and website) Will County also offers its residents a wide variety of activities and entertainment choices. From Joliet's new baseball team the "Slammers" ... riverboat Casinos ... family activities and adventures ... nature outings in County and city's parks and preserves ... the 2 professional racetracks (Route 66 Raceway & Nascar's Chicagoland Speedway), golf courses, to big name venues and entertainment. And if you like history, there are plenty of places to see and visit. At last count, there were 32 sites within the County of Will that were listed on the National Register of Historic Places. This impressive list includes much of the downtown district of Peotone, the home of the Joliet "Steelmen" ... the impressive Joliet Central Township High School building on Jefferson Street, Mokena's McGovney-Yunker Farmstead on LaPorte Road, the Illinois & Michigan Canal, and the famous Rubens Rialto Square Theater located on Chicago Street in downtown Joliet (the county seat). (If a Vince Gill fan, you may remember seeing the theatre in one of his videos). Will County itself is run by a 27 member County Board. The Board members represent 9 different wards, with 3 members from each. There are 24 townships that make up the County. Each has their own tax assessor. The Forest Preserve of Will County presides over almost 21,000 acres of land. 8,600 of those acres have been added just in the last decade, so you can see that the protection of the wilderness and open spaces within the county are important to not only the elected officials, but the residents as well. There's a true commitment being made by the people. As of the census of 2000, over a half-million people resided in the County. People of every race make up the population, with a fairly even breakdown in ages shown. The median age was 33 years. The broad range of housing styles and price-points I spoke of above? Information reported just recently supports my opinion. Median Pricing of Will County homes, August to October of 2010, were reported in the Chicago Tribune's Sunday, May 22, 2011 edition of the Money & Real Estate Section. They showed a highest median price of homes sold in the County at $420,000. The lowest median price was shown to be $101,000. The information, both in Part 1 of this post and above, outlines the many advantages, opportunities, and possibilities that exist for the future of the County, its residents, and you. I believe there is something of real value, no matter the age, lifestyle, or price-point of the housing desired. Consider the many pluses and advantages to be found within Will County when considering where you hope to buy your home. Then contact me. I'll be happy to help and guide you. If looking for mortgage information and service to purchase a home in Will County ... or any of Chicagoland or Illinois, please contact me today. There is no cost or obligation to do so. I will be happy to hear from you and have the chance to earn the opportunity to work with you. Direct: 815.277.4036 Cell/Text: 708.921.6331
