Now as someone that&amp;#39;s&amp;#160;a&amp;#160;&lt;font color="#202020"&gt;&lt;a href="About-Me.html" class="userlink"&gt;former Appraiser&lt;/a&gt;&lt;/font&gt;, it&amp;#39;s my opinion that there are going to be some real challenges ahead for current-market Appraisers ... and those challenges will trickle-down to Agents, Brokers, and &lt;font color="#202020"&gt;&lt;a href="Mortgage-Consultation.html" class="userlink"&gt;Mortgage Originators&lt;/a&gt;&lt;/font&gt;.&amp;#160; Many potential Home Buyers are now having to actually compete for homes in this spring&amp;#39;s market.&amp;#160; They&amp;#39;ve been caught a little off-guard at the return of a bewildering phenomenon ...&amp;#160;&lt;b&gt;&lt;font color="#89191c"&gt;multiple-offer bidding wars.&lt;/font&gt;&lt;/b&gt;&amp;#160; Let&amp;#39;s see ...&amp;#160;new Home Buyers are&amp;#160;securing a historically low interest rate.&amp;#160; The Sellers have&amp;#160;sold their home (more quickly and for perhaps higher than they had envisioned).&amp;#160; Agents have helped facilitate and secure a successful contract.&amp;#160; Mortgage Lenders have been called into action.&amp;#160;&amp;#160; The wheels are turning ... a&lt;/font&gt;&lt;/font&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;ll cause for celebration.&amp;#160; But the Sales Price on the home is at the high end of the previous 6-months&amp;#39; supported data, or&amp;#160;higher.&amp;#160; Question ... &lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-13677881"&gt;&lt;/div&gt;&lt;div id="ctrl-13677882"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; Are the Closed sales from that previous 6-month sales period, (November, December, January, February, etc.), going to support that newly-arrived-at-much-anticipated Sales Price you just received?&amp;#160; How are Appraisers going to approach it?&amp;#160; If not, what can be done to facilitate and safe-guard the sale?&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-13677883"&gt;&amp;#160;&lt;/div&gt;&lt;div id="ctrl-13677884"&gt;&amp;#160;&lt;/div&gt;&lt;div id="ctrl-13677885"&gt;&lt;/div&gt;&lt;div id="ctrl-13677886"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160;&amp;#160; First ... let me qualify what I think is an important bit of information.&amp;#160;&lt;font color="#89191c"&gt;&lt;b&gt;EVERY HOUSING MARKET IS DIFFERENT.&amp;#160;&lt;/b&gt;&lt;font color="#202020"&gt;Those differences must be taken into consideration.&lt;/font&gt;&lt;b&gt;&lt;br&gt;&lt;/b&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-13677888"&gt;&lt;/div&gt;&lt;div id="ctrl-13677889"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160;&amp;#160; That said, Listing Agents experiencing a healing, &amp;quot;correcting&amp;quot; housing market must be well-prepared to go to battle.&amp;#160; They must be willing and capable to provide Appraisers current listings, pending sales, and March-April-May Closed Sales information that is relevant and comparable to their Subject Property.&amp;#160;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-13677890"&gt;&amp;#160;&lt;/div&gt;&lt;div id="ctrl-13677891"&gt;&amp;#160;&lt;/div&gt;&lt;div id="ctrl-13677892"&gt;&lt;/div&gt;&lt;div id="ctrl-13677893"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; And very importantly ... Appraisers must be willing to accept and utilize valid, &amp;quot;fresh&amp;quot; sales and info from that period, as well.&amp;#160; Add mortgage lending Underwriters into that mix.&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-13677894"&gt;&amp;#160;&lt;/div&gt;&lt;div id="ctrl-13677895"&gt;&amp;#160;&lt;/div&gt;&lt;div id="ctrl-13677896"&gt;&lt;/div&gt;&lt;div id="ctrl-13677897"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&lt;/font&gt;&lt;/font&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;Securing successfully closed transactions for our clients must be ALL of our goals.&amp;#160; Contact Gene Mundt, Mortgage Lender for Mortgage Info &amp; Service today!" href="http://www.genemundt.com/blog/assets/0_0_0_0_229_322_csupload_45297972_large.jpg?u=634720127146152541" singleimage="true" style="float:left;height:322px;margin:0 1.5em 7px 0;width:229px;"&gt;&lt;/a&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; And therein lies my big worry, both as a mortgage lender and as a parent. &amp;#160; I think buyers have grown quite weary and fairly complacent.&amp;#160;&lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216107"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216109"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; Low interest rates, such as we are seeing presently, should be news that sends home buyers (currently seeking and potential) all giddy.&amp;#160; They should be doing a happy-dance.&amp;#160;&lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216111"&gt;&lt;br&gt;&lt;/div&gt;&lt;div id="ctrl-2216113"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; But although rates remain a topic of interest for &lt;font color="#202020"&gt;&lt;a href="Mortgage-Consultation.html" class="userlink"&gt;mortgage applicants&lt;/a&gt;&lt;/font&gt;&amp;#160; I speak to, the rates we are seeing do NOT stimulate action in the housing market or number of inquiries for financing you would predict.&amp;#160; So many potential buyers simply are doing nothing in response.&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216115"&gt;&lt;br&gt;&lt;/div&gt;&lt;div id="ctrl-2216117"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; And I find that sad.&amp;#160; That attitude translates into so much potential&lt;/font&gt;&lt;/font&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt; lost savings&lt;/font&gt;&lt;/font&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt; .&amp;#160; So many opportunities simply being ignored.&amp;#160;&amp;#160;&lt;/font&gt;&lt;/font&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216119"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216121"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; I believe that many potential buyers falsely believe they cannot buy.&amp;#160; That they will not be approved for loan.&amp;#160; It&amp;#39;s certainly the mantra repeated by the media.&amp;#160; And it seems nowadays, everyone knows someone that knows someone that has an awful story to tell about the financing process.&amp;#160; Heck, I even hear it within our own industry.&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216122"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216124"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; The truth of it is that there are many successes being celebrated out there.&amp;#160; The majority (around 62%) of people that apply for a mortgage loan DO &lt;/font&gt;&lt;/font&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;get financing and successfully
 buy a home.&amp;#160; (Remember, we&amp;#39;ve seen the result of and are suffering from no one being turned away.)&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216125"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216127"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; Now, do mortgage applicants have to work at finding their successes?&amp;#160; Yes!&amp;#160; Is it easy?&amp;#160; No!&amp;#160; Are 
they frustrated at times throughout the process?&amp;#160; H#*$ yes!&amp;#160; Should the 
process be like this?&amp;#160; No!&amp;#160;&amp;#160; I&amp;#39;m a &lt;font color="#202020"&gt;&lt;a href="Contact.html" class="userlink"&gt;mortgage lender&lt;/a&gt;&lt;/font&gt; and I think it sucks that
 buyers and those refinancing are put through the ringer like they are.&amp;#160;&lt;/font&gt;&lt;/font&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;But the 
process is what it is ... &lt;br&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-2216130"&gt;&lt;br&gt;&lt;/div&gt;&lt;div id="ctrl-2216132"&gt;&lt;br&gt;&lt;/div&gt;&lt;div id="ctrl-2216134"&gt;&lt;font face="comic sans ms"&gt;&lt;font size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; So if that is the truth ... and the process is what it is, at least at this point, I ask ... plans start.&amp;#160; Times 2 ... within 6 months of

I agree with the idea that typically ... in MOST cases and transactions ... local continues to serve the best interest of most buyers and the other real estate professionals within a transaction.&amp;#160; There is typically a relationship ... and a comfort level there.&lt;br&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-26392271" align="left"&gt;&lt;/div&gt;&lt;div id="ctrl-26392272" align="left"&gt;&lt;font face="comic sans ms" size="4"&gt;&amp;#160;&amp;#160;&amp;#160;&amp;#160; But that said, I&amp;#39;m here to say that by utilizing the proper tools (social media, technology, title companies, appraisers, attorneys, realtors) and affiliated vendors ... I &lt;b&gt;CAN&lt;/b&gt; perform as well and to the standards of that local &amp;quot;brick and mortar&amp;quot; broker, local mortgage lender, local banker, or local big bank ... even without having a face-to-face meeting with my borrowers.&amp;#160; I&amp;#39;ve done it.&lt;br&gt;&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-26392274" align="left"&gt;&lt;/div&gt;&lt;div id="ctrl-26392275" align="left"&gt;&lt;font face="comic sans ms" size="4"&gt;&amp;#160;&amp;#160;&amp;#160; I&amp;#39;m finding that in a growing number of instances, I am not meeting face-to-face, live, in-person with my clients during their transactions.&amp;#160; There are an increasing amount of times that I do not meet them personally, face-to-face, until the day of Closing.&amp;#160; And even those occasions are dwindling because of scheduling preferences and clients&amp;#39; time demands.&amp;#160; How my mortgage transactions are conducted has most certainly changed over the&amp;#160;many years I&amp;#39;ve been in business.&lt;/font&gt;&lt;/div&gt;&lt;div id="ctrl-26392276" align="left"&gt;&lt;/div&gt;&lt;div id="ctrl-26392277" align="left"&gt;&lt;font face="comic sans ms" size="4"&gt;&amp;#160;&amp;#160;&amp;#160; All common tools that have become much like appendages.&amp;#160; Always there and not given a 2nd thought.&amp;#160; Especially true for the youngest generation of home buyers&lt;/font&gt;&lt;font face="comic sans ms" size="4"&gt;
